Will the industry survive as we know it today? What will it take to thrive in the future?

Technology and changing consumer behavior will be the driving forces behind change, but not the only forces. What matters is what the consumers want -- not what we think they want.

We searched for answers. We went from denial, to awareness, and finally to acceptance. The lessons were harsh but clear. We needed to listen and learn from the consumer. Here is what we learned and want to share with you.

Legislation and regulation can�t stop evolution and innovation.

It is not business as usual anymore. Prior success no longer guarantees the future viability of the existing real estate business model and profitability for the industry. While it has been a long and rewarding ride, its time has passed. However, there should not be any doubts that there is a bright future for the real estate industry. After all, real estate will continue to be the heart and engine of our economy. And it will be especially brighter for those embracing radical change and seeking new ways to serve the consumers. Those that embrace the change brought by evolution will succeed. Those that continue to use legislation to defend the indefensible will see their business succumb to innovative models that put the interests of the consumer at the center of the process.

Consumers have lost confidence in the traditional model.

Is anyone surprised about this? Have consumers been taken for granted? Did the industry forget that consumers are critical on both sides of the transaction? You would have thought that consumers would be in control of the process. Yet, ironically, consumers do not have any leverage because the power resides with intermediaries. Consumers� options are limited when buying or selling real estate, particularly for those who want to go about it on their own.

We hear frequently: �Why do we need to pay a 6% commission for selling our property?� That concern is being felt across the real estate industry, and while commissions are being reduced, the decrease is still not commensurate penis enlargement pills with the �homeowner�s perception of value�.

Homeowners believe that fees should be based on �the value of the services� and not on �the value of the property�. They are willing to pay for the services and guidance they need, but not as a function of the value of a property.

The traditional model does not reflect today�s consumers.

Advances in technology and the ever increasing sophistication of consumers are destined to change the way home real estate is bought and sold. Did the industry fail to recognize changes in the behavior and expectations of homeowners and investors?

Today�s consumers are tech savvy, more independent, more sophisticated, more knowledgeable and want to be in control. They want to have choices!

Almost every traditional brokerage house has a web site mostly used to provide �photographs and summarized property information.� This is a step in the right direction, but not quite what the consumer wants. Consumers want access to the same information and tools that professionals have. They want a buy and sell process that is �easier, smarter, faster and cheaper�. Consumers know that the Internet has made it possible to have access to information and resources that in the past only were available to professionals. The Internet has also made it possible to provide these services at a fraction of the cost. Technology based models are not a substitute for good judgment, but they are more efficient and transparent. These efficiencies result in lower cost of representation, and access to information and know how that is completely unbiased and independent of the value of a property. Put another way, technology drives down the cost of representation!

Homeowners want real options, not a recycled traditional model.While real estate is a $ 1.3 trillion industry that is highly fragmented, there is little differentiation between options. The industry also exhibits behavioral traits typically found in oligopolies. Consumers have been led to believe that the process of buying and selling is complicated and unmanageable without the intervention of an intermediary. This is simply not true. Consumers want real options that remove the �fear, uncertainty, and doubt,� which historically has been foisted on the real estate transaction by intermediaries.

There are over 2.3 million licensed brokers and agents in the United States. Entry and exit barriers are low. In theory, it looks like consumers have a very large number of choices. In practice, that is not the case. Mostly everybody offers the same and there is little differentiation between companies, business models, and services provided by brokers and agents. Consumers want �real choices,� not variations of the existing business model.

Currently, home owners that wish to sell their property have two options: (i) sale by owner (FSBO); or (ii) a contractual engagement with a licensed real estate broker or agent.

For those owners who desire to sell their property themselves, advertising and valuation tools are virtually non-existent. Their intent is to avoid the high commissions sought by brokers, but they are restricted in their advertising and analysis capabilities.

Looking to take advantage of the market necessity for a FSBO real estate solution, a plethora of market developers has begun to introduce solutions in this area. Nonetheless, these developers have focused on creating revenue from either individual online FSBO advertisements, advertisements from or referrals to third-party real estate professionals, lead generation, or some basic set of information services/tools with limited capabilities. These are legitimate alternatives for some but not for all.

Real estate consumers are actively seeking alternatives.Consumers have an infinite appetite for information and knowledge. Web based applications have made that possible and there is no turning back. According to a 2004 report from the National Association of Realtors, the Internet has rapidly become the preferred method of property search with over 70 % of homebuyers indicating that they utilize it as their primary source of property listings. In fact, 2003 marked a milestone in the technological evolution of the real estate industry. That year, for the first time, more buyers used the Internet than newspaper advertisements as an information source. Buyers are doing most of the work, yet they find themselves having to go through an intermediary. Buyers do not buy the myth that �Commissions are paid by sellers.� They know these commissions are part of the gross purchase price and paid exclusively by them.

Man needed to understand himself and the forces that drive him.

This unique understanding - that there could be a higher goal for mankind, whether collectively or individually - evolved into what we now know as Gnosticism. Of course this is a massive oversimplification and we should always take into account the mystics � those who have experienced what we would call other-worldly emotions or visions. Also, regardless of popular perception, the Christian�s were not the only Gnostics and mystics. Gnostic comes from the Greek word gignoskein meaning simply to know. It was applied to �one sect of so-called philosopher�s in the first ages of Christianity.�

However, the term is now being used more loosely and I personally see the term slightly differently to others and probably in a controversial light.

To me the Greek term implies all-knowledge. This is a kind of knowledge gained much like plugging ones mind into the world wide web and being able to download every single piece of data in an instant. In the same way, the true Gnostic, much like the mystic, could understand all things in a unique way. Whether this is the mind tapping into the collective unconscious, the Akashic records, or any other name given to the process, does not matter for the purpose of this article, the fact remains, it was believed. And because of this belief, physical manifestations of the internal belief system emerged the world over. In this way, the temples of man, were exactly that � Temples of Man.

Gnosis then, means knowledge of the most esoteric kind and this is the story that has been hidden from our eyes for too long. This is the truth of the secret societies that we on the outside are supposedly too worldly to comprehend.

The Temple

So, let us now try our best to comprehend the Temple of Solomon and in doing so, let us walk upon Holy ground, trodden only by the initiated.

In the years of my own searching there were times when I would be found at the feet of the Magi, sitting and listening to the wise words of the Sufi, joining in the debate at some Freemasonic Lodge. All the time I was learning and viewing the process with an open ear and an open eye, and yet also balancing it all with the knowledge of modern day science and reductionism. Both worlds, the one of the esoteric and the one of science are useless apart � both are needed today if we are to truly understand and believe.

And so down to facts about the Temple of Solomon. Well, unfortunately we are sadly lacking in any archaeological evidence, regardless of what you read on some literal fundamentalist website. What we are told is that in the 10th century BC, the wise King Solomon erected a great Temple to the Lord. Unfortunately, if any of this is true, then we actually find that it was a Temple, which encompassed many pagan religions.

According to Professor James Pritchard in his book, Solomon and Sheba (1974, p.35):

�.. the so-called cities of Megiddo, Gezer and Hazor, and Jerusalem itself were in reality more like villages.. Within were relatively small public buildings and poorly constructed dwellings with clay floors. The objects reveal a material culture which, even by the standards of the ancient Near East, could not be judged sophisticated or luxurious.. The �magnificence� of the age of Solomon is parochial and decidedly lackluster, but the first book of Kings implies exactly the opposite.�

In fact and in the bright light of day, what we actually have, and what most writers are afraid to say, is no evidence whatsoever for Solomon�s Temple. In fact, we have no evidence for Solomon, other than these peculiar Biblical texts penile enlargement. Neither do we have any evidence for the Queen of Sheba, or any of the other characters involved. Instead, there is more depth than could ever be imagined, more meaning than we would dare to believe.

We are all both male and female and the alchemists used this concept of balance and revealed it in their images of the Hermaphrodite, half man and half woman.

Solomon, was no real man, and Sheba was no real woman. Instead they were symbols of this internal and often external process. The whole story of Solomon, Sheba and the Temple, which is the perfectly formed body, both physical and spiritual, is the story of our own psyche. It is an esoteric truth, misunderstood in its exoteric form.

Hiram

Hiram was the son of a Jewish mother and a Phoenician father and is credited with the decoration of the Temple of Solomon. He was said to have been the �son of a widow of the tribe of Naphtali� He cast two bronze pillars� 1 Kings 7:13-15.

We must also note something of interest mentioned in 1 Kings 16:

�Then he made two capitals of cast bronze, to set on top of the pillars. The height of one capital was 5 cubits; and the height of the other capital was five cubits. He made a lattice network, with wreaths of chainwork, for the capitals which were on top of the pillars: seven chains for one capital and seven for the other capital.�

These pillars became known as Jachin, meaning �he establishes� and Boaz, which means �in him is strength� and these are now familiar to most modern Freemasons as central to their own Lodge or Temple. Copies of these can be clearly seen at the infamous Rosslyn Chapel as we shall discover.

But, what is interesting here is the original text about these pillars. Firstly bronze is used for the capitals, just as bronze is used for the �Brazen Serpent� of Moses and is indicative of the fiery aspect of the serpent as one of the channels in the Kundalini process. Their �heights� were 5 cubits, matching the five hooded cobras seen across India and atop many pillars, although the Bible calls them Lilies, which are symbols of balance anyway.

Leading up to these capitals then were �wreaths� of �chainwork�, seven on each pillar. Strangely these chains were �for the capitals,� and so we conclude that these seven levelled chains (coils) were pointing towards the head (capital) just as the serpents of the Kundalini do.

There are more real links between Hiram and the serpent. For instance, we noted above that he was of the Tribe of Naphtali. With the four remaining teams, does anything stand out? Yes, defense! Digging a bit deeper, one might realize this number would have been still lower had the Dolphins not thrown 8 interceptions that were returned for touchdowns (no other team had more than 4). This alone would bring down their points allowed down to 18.6 per game, good for 8th in the league! This problem should be remedied as Miami is going to get back to the type of football that kept them in the playoffs year after year in the recent past: running the football. With Ricky Williams cleared for camp and Ronnie Brown ready to roll, this team is going to spend down after down between the tackles and little time in the air. That means low-scoring, fast games - a great defensive recipe. And like a true master chef, Dave Wannstedt still had his faculties about him enough to draft 4 defensive players after Arrington, including Matt Roth (Iowa) and Channing Crowder (Florida). Add these ingredients to a defensive dish that already includes names like Jason Taylor, Zach Thomas, Junior Seau, Tebucky Jones, Kevin Carter, and Sam Madison, and you're staring at one tasty treat. Still not convinced? Keep in mind this Dolphin defense was still 2nd in the league against the pass last season (162.0 yd/gm) and will finally be happy and healthy up front on defense to stop the run. 3. Houston Texans: "Four". That is the number that typifies this defense. This year should show a cohesiveness to this group, who still managed 22 interceptions last year (5th in NFL), that may have lacked a bit in the past, as these young players are all maturing and learning the NFL game and how to play with each other more and more. Regardless, this team still only allowed 21.2 points per game, and keep in mind they play Indy twice every year. They gave up 10 or less points in 4 games last season and helped sure up the middle of their d-line by drafting DT Travis Johnson (Fla St.) in the first round. Taking Vernand Morency (Okl St.) in the 2nd round of the draft helped solidify a ground game that should keep this young, active defense well-rested this season, making them more appealing than a rack of ribs and an ice-cold beer for this year's fantasy fanatics.

2. Washington Redskins: This defense was my personal choice for fantasy drafts last season, which worked out wonderfully. This new season has whetted my appetite for drafting them once again. Quietly, the Redskins were a defensive juggernaut last season. Playing in the low-scoring, grind-it-out NFC-East, they are in the perfect division for low-scoring games. With Steve Spurrier at the helm, they could never play this type of football -- they were too loose and gave up too many big plays. Now, in just one season under Joe Gibbs, the Skins have turned this defense into what many have been hoping it would blossom into for years. In '04 they were 7th in the league in pass defense (186.1 yd/gm) and amassed a solid 40 sacks (T-9th). With numbers like that, it would be natural to assume their run defense was suspect. In fact, it was quite the opposite, ranking 2nd in the league at just 81.5 yards per game, allowing league bests of 3.1 yards/carry and 76 total first downs on the ground! It's hard to score on a team with numbers like these. 1. Buffalo Bills: Our top sleeper choice for fantasy defenses for the 2005 season has to be the Buffalo Bills. This team has all the ingredients, has passed the taste-test, and is ready for Betty Crocker's cookbook. Look at the numbers here. The Bills were 8th in the league allowing just 17.8 points per game in 2004. They allowed just 6 rushing touchdowns all season, good for 2nd in the league. Their passing defense was 3rd in the league at just 164.0 yards per game, totaling 45 sacks, good for third in the league. This well-rounded D was also 7th in the league against the run at 100.2 yards per game. Ok, now, sit down and brace yourself. Without much press, this Bills team grabbed a league best 39 turnovers! Only Carolina had more interceptions and only 3 teams recovered more fumbles. Overall, Buffalo allowed under 10 points 3 times last season and 20 or less points in 12 of their 16 contests. You could almost make the argument that this was the best defense in the league and almost certainly top five. Not much has changed in the offseason and this team continues to improve on offense, which should help the defense as well. Further, the Bills dodge the Colts again this season and play a soft out-of-division schedule including Tampa Bay, New Orleans and Oakland, which should help in turnover differential and low point totals. This is the steal of the fantasy draft this season, so if you have the chance, be sure to grab up the Buffalo Bills defense on draft day.

We often hear of relationships which start out bad but straighten out in the end. We even hear of relationships which start out good but then turn sour. And I didn't even mind hearing her father, who was apparently used to her coming home earlier, say, "You should've been home an hour ago."

I was tempted to add, We should've been home four hours ago.

Strangely, I called her again only a week later. Despite all the things our first date left to be desired, one thing it was not -- dull. And that ain't small potatoes.

Three months later, we were still trying to get that first date right. Depending on how you look at it, things got a lot worse or very exciting. Agreeing on what to do on a night out always turned into something between a legal litigation and the Jerry Spriger Show.

On one particular rainy Saturday night I decided, rather than make the first suggestion as to where we should go, and start an argument, I'd leave everything up to Sally. The moment I stepped into her house, I said, "Tonight we go anywhere you want to go."

She asked, "Anywhere?"

I said, "Anywhere."

She shocked me with, "I want to go wherever you want to go."

I said, "Look, if you're not feeling well we can stay home and watch TV."

"No, I'm feeling okay. Anywhere you want to go is fine."

"Okay, let's go bowling."

She gave me a funny look, "Bowling?"

"Yes, tonight's a good night for bowling."

"I thought you want to go wherever I want to go."
